This comparison supports a U.S. home purchase with one mortgage and the standard buyer Calculating Cash to Close table. Copy its Loan Estimate and Final columns. Both totals must be zero or due from you, and Funds for Borrower must be explicitly $0 in both columns.

Stop here if any of these apply:

  • Refinance, construction or renovation financing, second loan, assumption, alternative disclosure table, seller disclosure, or money payable to the borrower.
  • Different homes, lenders, or transactions; two standalone Loan Estimates; two Closing Disclosures; informal worksheets; or a calculator estimate compared with a disclosure.
  • Uncertain source columns or signs, figures assembled from receipts, or nonzero Funds for Borrower.
