Your budget, beyond the mortgage

Could this payment fit your everyday life?

See what could be left each month after housing, everyday spending, planned debt repayments, and the savings you want to keep making.

Your shared housing estimate

$1,929 / month for a $250,000 home. Includes the loan payment, property taxes, homeowners insurance, mortgage insurance, and association dues where applicable.

These may still be sample numbers. Utilities and maintenance are added separately below.

Use estimates for life in the future home. Enter 0 only when a cost truly does not apply. Your required debt payments carry over from your existing plan. Include any voluntary extra repayments with everyday spending below.

How to choose a housing budget that leaves room for everyday life

Where do extra debt payments go?

Fictional monthly example: $400 in required debt payments, $1,800 in everyday spending, and $600 you choose to repay on an existing balance above the required amount.

Required monthly debt payments
$400
Everyday spending and extra debt payments
$1,800 + $600 = $2,400

The extra $600 reduces monthly room in this household budget by $600. It does not change the required-debt input used by the affordability calculator, and it is not a savings contribution.

For credit cards, do not add the part of a payment that covers purchases already included in everyday spending. This example concerns extra repayment of an existing balance.

If an extra payment is already included in a saved total, do not add it again. These instructions do not change your existing numbers. The example is not a repayment recommendation or a lender qualification rule.

For the general budgeting method, see CFPB: assess your actual spending.

What reaches your household’s bank accounts after taxes and payroll deductions. Use a typical month, not before-tax income.

Minimum credit card payments and required car, student, or other loan payments. Exclude rent and everyday purchases. In the household-budget check, include voluntary extra repayments under Everyday spending and extra debt payments.

Groceries, transport, childcare, subscriptions, a monthly share of annual bills, and voluntary extra repayments of existing debt. Exclude required debt payments, rent, housing costs, utilities, maintenance, and savings entered elsewhere. Count each amount once.

Estimate electricity, heating, water, trash, and internet. Include only costs not already covered by association dues.

Money to set aside for future repairs and replacements. Choose your own estimate; actual costs can arrive in large, uneven bills.

What you want to keep saving after buying, beyond maintenance. Exclude savings already deducted from your paycheck. This is a monthly contribution, not your existing emergency fund.
