What this comparison assumes
Only count each dollar once
Start with savings left after closing and costs already paid. Do not enter your down payment, closing costs or anything already deducted again. If you set money aside outside the starting balance, leave costs covered by that money out too.
Choose the draw on savings
If income covers a monthly bill, leave it out. If savings cover only part, enter that part. Include only additional one-time costs not already covered by a recurring entry or another entered expense.
The same 12 months
Every entered monthly cost stays constant for all 12 months. Every one-time expense happens once during that year. Timing within the year is not modeled, so these totals do not show when money might run short.
A target is a comparison
Your optional reserve target is a balance you choose to compare against, not another expense. It is never subtracted from cash remaining. This tool does not recommend a reserve amount or determine readiness to buy.
All amounts are in US dollars. Arithmetic uses cents, with no assumed growth or replenishment. Fictional examples illustrate the math; they are not typical costs or price quotes.
Need to work out what might remain after buying? Explore cash needed to buy. For a separate monthly income-and-spending view, use the household budget check. Figures are not imported into this test.
